Full Powerflush in Billericay
Sludge clearance and inhibitor re-dose on a 12-radiator system
The Brief
A homeowner in Billericay had been living with cold spots at the bottom of every upstairs radiator for two winters. The boiler was running fine, the thermostat read normal, but the heating felt slow and the gas bill was creeping. The system had never been flushed in 11 years, and a quick magnetic-rod test pulled out a sludge cap thick enough to coat a fingertip. They asked us for a quote on a full powerflush before the boiler started showing real symptoms.
What We Did
The job ran across one full working day, scoped and quoted in advance:
- Survey and isolation: Walked the property, identified every radiator on the loop, measured flow and return temperatures across the whole system, isolated the boiler ready for the flush rig.
- Powerflush rig connected: High-flow pump connected on the system loop, magnetic filter on the return to capture iron oxide debris as it lifted.
- Radiator-by-radiator flush: Twelve radiators flushed in sequence at high flow with reverse-direction cycles to dislodge stuck deposits. Each radiator valved off, flushed individually, then valved back into the loop.
- Sentinel X800 cleaner: Dosed in mid-flush to break down the harder deposits that water alone won't shift. Run for the recommended manufacturer time before purging.
- Final purge and refill: System purged with fresh water until the magnetic filter ran clean for two consecutive cycles.
- Inhibitor re-dose: Sentinel X100 corrosion inhibitor added to protect the system for the next decade. Test strip used to confirm correct concentration.
- Recommissioning: System brought back up to pressure, balanced across all twelve radiators, every radiator tested for warmth top-to-bottom and side-to-side.
The Result
Every radiator hot top-to-bottom by 5pm the same day. The boiler cycle time dropped noticeably (the system reaches set-point quicker, then cuts), and the magnetic filter captured roughly half a kilogram of iron oxide debris over the course of the flush. Photos before and after made the difference obvious to the homeowner.
The benefit beyond the immediate warmth is the boiler protection. Iron oxide is what blocks heat exchangers and seizes diverter valves, so capturing the existing sludge and re-dosing inhibitor heads off the next ten years of expensive repairs. The boiler manufacturer warranty (still in year 5 of 10) requires inhibitor at correct concentration, so this also kept the cover valid.
Job Duration: One full working day from rig connection to refill, including chemical cleaner dwell time and final commissioning.
